c allowed <br />2r allowed <br />Planning Committee <br />June 16, 1983 <br />page 2 ■■'S <br />The applicant applies for side and street setback variances <br />to construct a new 24' x 28' detached garage to replace the old <br />non conforming 20' x 18' garage. The proposed garage will have <br />doors facing away from the street providing for a turnaround <br />on the site. Lot 22 will continue to use a shared access via <br />lot 23. <br />The structure will be two stories providing for additional <br />storage and work areas. Plumbing will not be allowed within <br />the new structure. <br />Excessive hardcover is the problem with this review. Applicant <br />must reduce hardcover - there are several options: <br />1. <br />2. <br />Reduce size of proposed garage. <br />Remove paved areas used for offstreet parking <br />reserve 15' x 20' for turnaround. <br />3. <br />4. <br />Remove deck area on proposed garage. <br />Remove paved walk areas not to be used by new <br />owner. <br />The street setback is consistent with the setbacks of surrounding <br />detached garages. Staff would agree hardcover is reduced by <br />locating the garage closer to the street right of way but two <br />feet is just a bit too close. The actual road is 6 feet from the <br />lot line and would be 8 feet from the proposed structure. I <br />would recommend a 4 foot setback from the street right of way to <br />maintain at least a 10 foot setback from actual travelled road. <br />The new garage must be at least 3 feet from the side property <br />line. <br />Staff Recommendation <br />To approve setback variances and an increase of <br />% of additional hardcover to permit the construction of a <br />X ' detached garage for Larry VJ.
