The applicant has added additional land and has greatly <br />improved the proposal from the original subdivision. <br />Riparian use for 4 lots of the subdivision is based on <br />the total 480' of lineal shoreline footage and hereby <br />approve a shoreline width variance of 60' for lots ^and3- <br />4. Sewer is available to the property. <br />Approval is subject to the following conditions: <br />1.Lots 2 and 3 are to share a single dock located in Outlet B or <br />Lots 2 and 3 will each be permitted a dock with one slip at the <br />40' wide shoreline. <br />2. Lot 1 is not riparian to Lake Minnetonka <br />3. Lots 3 & 4 must maintain allowed hardcover allowance as follows: <br />Lot 3 - 3175 sf <br />Lot 4 - 2725 sf <br />4. Applicant to quit claim deed Outlet A to the City as part of the <br />public waters. <br />5. Applicant/owner of Lot 5 must hook up to City sewer prior to <br />final plat approval. <br />At present the lagoon is navigable and the approval of this plat by <br />the City does not permanetly vest each approved riparian lot with <br />future boat navigation to the main lake but does encourage general <br />riparian uses. <br />■ i-1
