The structure will be jacked and a new foundation installed <br />with garage and walkout basement living area. There will be an expansion <br />of the livingroom on the second level (18* X 10’)• The gravel drive <br />and parking area on the west side and rear of the house will be removed <br />and seeded. <br />The applicant's hardship claim is that the City requested an additional <br />5' of lot width from Lot 18 back in 1972 on the east side creating the <br />need for the variance. Please review Exhibits D, E, & F. The owner <br />wanted to sell off his adjacent lot and to be consistent with surrounding <br />lots, the City asked for the additional 5’ for Lot 17. The home on Lot 17 <br />is 11' from the subject lot line. The hardship claim is not vaild in <br />review of Lot 18's history. In fact, note the enclosed piat map. Exhibit B. <br />Lot 18 appears to have had 10' removed on the west side. <br />The foundation must be replaced as the original footings for the old <br />structure were never deep enough. The applicant is adding 707 sq. ft. of <br />hardcover with the house addition and removing 170 sq. ft. of driveway <br />hardcover for a total hardcover increase of 537 sq. ft. or 6%. Planning <br />Commission may ask for a reduction in the proposed size of additions to <br />existing structure. <br />Staff Recommendations; <br />To approve Sandra George's variance application for a side yard setback <br />of 8' and hardcover variance increase of 6, 5, 4% to permit the construction <br />of an addition of _ _ _ _ _sq. ft. based on the following findings: <br />1. The level or degree of variances approved for the property are <br />consistent with the past divisions of Lot 18 reducing a total of 15' <br />in lot width and approximately 2,835 sq. ft. in area. <br />2. The proposed, as amended, is consistent with the pattern of neighbor­ <br />hood development. <br />3.There is no additional land available. <br />Approval is subject to the following conditions: <br />1. Reduce proposed addition to sq. ft. of hardcover. <br />2. The seeding of gravel drive on west side of house and in rear yardii <br />completed prior to issuance of certificate of occupancy. <br />3. No future variances approved for this property. <br />■ 5’
