Mabusth, Zoning Administrator <br />#744 Richard G. Ogle, 2765 Shadywood Road - Subdivision <br />Lots or tracts held under <br />W. Rawlings <br />Ogle proposes the division/combination of General Rawlings' properties <br />off Shadywood Road. Each of the combined tracts or parcels contain the <br />necessary area of one acre. The required lot width along the shoreline is <br />easily satisfied by the total lineal footage on both sides of each lot. <br />Parcel B satisfies the 140' width standard at the building site. <br />The permanent dock that straddles the shared lot line will be owned by <br />Ogle, the future owner of Parcel B. This decision was made based on <br />the narrow or restrictive channel width along the shoreline of Parcel B <br />on the lagoon. Parcel A will have its own dock on the lagoon side. The <br />City would prefer that both docks remain on lagoon side rather than on <br />the main lake so close to the Narrows bridge channel. <br />Staff Recommendations: <br />To approve the subdivision application of a metes & bounds division/ <br />combination of General E. W. Rawlings' property finding all standards <br />of the LR-IB zoning district have been satisfied and adequate sewer <br />capacity for the additional sewer unit subject to the following conditions: <br />1. Applicant submit copy of easement agreement granting existing dock <br />ownership to Parcel B. <br />2. All future docks to be placed on lagoon side of Parcels A & B.}
