She <br />noted that the 33* wide private driveway that exists <br />now would not be large enough to satisfy a residential <br />plat. <br />Goetten stated that she didn't feel that the Planning <br />Commission was in any position to state exactly where <br />the future access should be right now. <br />Callahan moved to recommend approval of the <br />subdivision application of Robert Dumas for a <br />residential development subject to the following <br />conditions: <br />1. To recommend consideration of access to east be <br />delayed until property to the east is platted. <br />Access to Lot 1 shall remain via the existing <br />driveway easement. <br />Wetlands to be designated on the plat. <br />Pavfn.rnt of a $200.00 park fee for Lot 1. <br />Applicant to have property septic testing as noted <br />by staff. <br />Sime seconded. Vote: Ayes (5), Nays (0) . <br />•4^ <br />Leonard MacKinnon was present. Mabusth noted the <br />certificate of mailing and the affidavit of <br />publication. There was no one present in the audience <br />for this application. <br />Mabusth noted that the septic test data revealed the <br />lot capable of sustaining a principal and alternate <br />septic system. She noted that the plat should <br />designate the wetlands. Mabusth noted that the <br />wetlands and the drainageway would be designated as <br />drainage easements. <br />Callahan stated that the applicant may have future <br />problems with the drainage area. <br />Sime moved to recommend approval of the subdivision <br />application of Leonard MacKinnon finding all <br />standards of the RR-IB zoning district and Orono On- <br />Site Sewage Disposal Code have been satisfied. This <br />approval is subject to the following conditions:
