PAGE 1 <br />ATTENDANCE 7 : 30 PM <br />1869 JANES PHELAN <br />1231 WILDHURST TRAIL <br />SUBDIVISION <br />PUBLIC HEARING <br />7:30 - 7:34 PM <br />The Orono Planning Commission met on the above date with <br />the following members present: Chairperson <br />Goetten, Planning Commission members Sime, Rovegno, <br />Callahan, McDonald, Kelley, and Adams. Building and <br />Zoning Administrator Mabusth, Assistant Zoning <br />Administrator Gaffron, and Recorder Sutton repre­ <br />sented City staff. <br />James Phelan was present. Zoning Administrator <br />Mabusth noted the certificate of mailing and the <br />affidavit of publication. Chairperson Goetten <br />closed the public hearing at 7:34 p.m. since no one was <br />present from the audience for this public hearing. <br />Kelley moved, McDonald seconded, to recommend <br />approval of the two lot plat application of James <br />Phelan finding all standards of the LR-IB zoning <br />district have been satisfied and that the property has <br />been assessed two sewer units and sewer is available; <br />approval subject to the following: <br />1.Future owners of Lot 1 must apply for a land use <br />permit from the City if a guest home use is <br />proposed for structure referred to as shed on <br />preliminary plat. <br />2.Payment of park fee for newly created Lot 2 at <br />$100. <br />3. Future owner of Lot 2 must have new access to site <br />approved by the Public Works Department. <br />4.Sewer connection for Lot 2 must be reviewed prior <br />to issuance of a building permit for new residence <br />by the Public Works Department. <br />5. Sewer unit fee of $225 must be paid with building <br />permit for Lot 2. <br />Motion, Ayes (7), Nays (0).
