On 7/16/84, Planning Commission reviewed the <br />proposal and tabled subject to applicant scaling down his plans so <br />that there would be less of an increase in hardcover. Applicant has <br />now revised his plans considerably so that the increase in hardcover <br />is relatively minimal, and requiring no side setback varaince. <br />Please see Exhibit E. Applicant proposes to remove some minor <br />sheds at the rear of his house and replace with a 22'x24' attached <br />garage and apron. In addition, he is requesting to add a deck to the <br />front of the home. A deck with standard railing at main floor level <br />would be a non-encroachment, and would not affect the neighbor's <br />views. In this case, the proposed deck will be located behind the <br />"average deck setback line" of the adjacent properties. <br />The applicant proposes to remove two areas of unnecessary gravel <br />and the existing garage (or shed) at the rear of the property. This <br />will yield a net hardcover increase in the 75-250' zone of 2.2%, <br />rather than the 15%-plus increase proposed previously. <br />Staff recommends approval of a 3.5% hardcover variance in the 75- <br />250' zone, conditioned on the applicant removing 2 areas of gravel and <br />the existing detached garage structui..-.
