"Subdivision, <br />Classification" (a)(1)] <br />Mr. Pillsbury plans to divide his homestead parcel of 42+ <br />acres into two parcels. The larger parcel will go to the adja­ <br />cent landowner to the east, Woodhill County Club, and an eight <br />acre parcel to a private citizen. The eight acre parcel will <br />contain the principal residence and all accessory structures <br />(garage/caretaker's residence or apartment and tennis court). <br />The residence parcel will be served by an existing driveway that <br />intersects the future Woodhill property. Woodhill must grant an <br />access easement in favor of the residence parcel. <br />All structures meet the required setback from the newly <br />proposed lot line. The septic systems for both the main <br />residence and caretaker's residence above the garage appear to be <br />located within the proposed boundary lines. If a future sub­ <br />division is proposed for this property, based on the location of <br />the second accessory residential structure, lots can be designed <br />to meet the RR-IB zoning standards. <br />Staff recommends approval of the metes and bounds division <br />application of John Pillsbury finding all standards for a Class I <br />subdivision within the RR-IB zoning district have been satisfied <br />and approving a conditional use permit for a caretaker residence <br />or second residential unit on the eight acre parcel finding that <br />all regular lot requirements can be met by the second unit. <br />Approval is subject to the following conditions: <br />1. Caretaker apartment is for the sole use of the owner of <br />the principal residence and may not be rented. <br />2. Future owner of the larger parcel must grant an access <br />easement in favor of residence parcel.
