Gaffron's J.etter to Applicant - 11/28/84 <br />The applicant is requesting to be allowed to construct an <br />addition to his house which will increase the hardcover in both <br />0-75' and 75'-250' setback zones, which will result in additional <br />structure encroachment into the 75' setback area, and which will <br />increase the water use potential of the house by adding a 4th <br />bedroom. The entire lot consists of about 19,000 square feet or <br />0.44 acres by staff calculation. Note that the actual right-of- <br />way is only 7' from the front of the house. <br />Please carefully read the transcripts of the applicants <br />request and hardships. Do the hardships presented justify <br />granting a variance? <br />Also, review the hardcovi*r ca 1 cu 1 at ions. When the retaining <br />wall timbers are included in tlso ca 1 cu 1 a t i on s , the existing <br />hardcover in the 0-75' zone is 1.9<, with the requested increase <br />bringing it to 3.3%. In the 75'-250' zone, staff calculated the <br />existing hiirdcover at 33.7%, with the requested increase to <br />39.7%. <br />The addition is proposed to extend 5' into the 75' setback <br />zone. Note that for I.onq Lake, th<^' DNR has proposed that no <br />construction bo allowed within 100' of the shoreline. <br />J
