Both lots as proposed satisfy the standards of the LR-lB <br />Zoning District. There is adequate sewer capacity to serve the new <br />residential unit. Applicant has advised that new lot will be served <br />by manhole (MH 15-11) along the north lot line or riparian lot. <br />Applicant will provide the necessary easement in favor of new owner. <br />The property has already been assessed 2 sewer units. <br />The staff has recommended approval of the County's request for an <br />additional 7 feet of right-of-way to cover any future improvement of <br />the road along this severly curved section. Access to the new lot must <br />be located between 75 feet and 90 feet west of the shared lot line. An <br />access permit is required by the County prior to construction. <br />A park fee of $200 is requested for creation of 2+ acre lot. <br />Staff Recommendation <br />To approve the 2 lot plat of Eugene Rosenthal based on the following <br />findings; <br />1. All Standards of LR-IB Zoning District have been satisfied.
