Gaffron, Assistant Zoning Administrator <br />September 11, 1985 <br />#967 (Subdivision); #968 (Conditional Use Permit) <br />John B.A. Idstrom, II, 2580 Fox Street <br />Zoning District - RR-lB, Single Family Rural Residential - 2 acre <br />Application - #967 - Subdivide a vacant parcel to create two building sites <br />#968 “ Conditional Use Permit request to construct a drive <br />way through a designated wetland area <br />List of Exhibits <br />Exhibit A - Application - Subdivision <br />Exhibit B - Application - Conditional Use Permit <br />Exhibit C - Property Owners List <br />Exhibit D - Plat Map <br />Exhibit E - Survey <br />The applicant is requesting to subdivide a 13.5 acre parcel (10.4 <br />acres dry buildable) into two new building sites. <br />Proposed Lot 1 - 7.3 acres dry (3.6 dry contiguous acres at building site); <br />2.8 acres wet <br />Proposed Lot 2 - 3.1 acres dry (2.6 dry contiguous acres at building site); <br />0.3 acres wet <br />Each lot meets the minimum area and width requirements. Note that the <br />building site for Lot 1 is at the north end of the property. <br />Septic testing has been completed but has not been submitted as of <br />this writing. The site evaluator notes verbally that trench systems can be <br />used on both lots. <br />Access to Lot 2 appears to be via the private gravel road on the west <br />side of the lot. Access to Lot 1 has not been designated; 60' corridors <br />have been shown to the west side and to the south, leaving the driveway <br />options open. In either case, the designated wetlands will have to be <br />traversed, requiring review by the Watershed District and requiring a <br />conditional use permit. <br />No information has been submitted regarding the amount of filling to <br />be done for the driveway, nor information about the size of culvert needed, <br />etc. <br />Staff would suggest that Planning Commission hold the public hearing <br />for both the subdivision and conditional use permit applications, note any <br />comments by the public and make your own comments, and continue the hearing <br />to your October 21st meeting pending receipt of ^=fditional information from <br />the applicant: <br />•_J
