This is a unique lot <br />located in the Crystal Bay area. The lot is surrounded on 3 <br />sides by roads, and is approximately 0.4 acres in area. The <br />house has existed on the property for many decad«‘s and does not <br />meet any of the current setback requirements, nor do most of the <br />houses in Crystal Bay, The proposed addition does not cause an <br />encroachment that is inconsistent v/ith the neighborhood, and the <br />location of the addition is the location requiring the least <br />extensive variances. <br />This property will be servjsd by municipal sewer when the <br />Crystal Bay project is complete. The proposed addition will <br />have no effect on the existing septic system or the sewer <br />connection. <br />Staff recommends approval of the variance as proposed.
