Zoning File #985 <br />October 16, 1985 <br />Page 2 <br />Staff should confirm that there is adequate capacity in municipal <br />water and sewer lines to serve additional units. <br />Planning Commission may direct staff to bring this sketch proposal <br />before the Council for direction as to the need for a code amendment. <br />Planning Commission formal action is not required but applicant does <br />seek direction. <br />a) if the proposal is acceptable, direct staff to bring the <br />application before the Council and ask the Council to consider <br />the necessary amendment of the code to address apartment use <br />based on the following findings: <br />1) Consistent with the intent of the LR-IC zoning district and <br />PRD development standards. <br />2) Demands for economies in construction. <br />3) Changes in lifestyle - need to address demands of modern <br />family or extended family. <br />4) This type of construction can cut down on excessive <br />hardcover associated with multiple unit development. <br />b) If the proposal is not acceptable per current standards and <br />you find this type of development not consistent with existing <br />patterns of development, direct the applicant to file a PRD <br />application with single units not to exceed level of 4. Total <br />number of structures may not exceed number allowed by courts at <br />36.
