Gaffron, Assistant Zoning Administrator <br />May 16, 1984 <br />#819 William Mills, 200 Leaf Street - Subdivision <br />List of Exhibits <br />Exhibit A - Application <br />Exhibit D - Current Survey <br />This application was tabled at your March 19 meeting pending receipt of <br />septic testing information. As a result of subsequent testing, <br />applicant has submitted a revised survey, changing the boundary to <br />accommodate an alternate drainfield site for the existing house. <br />Upon my site inspection, I found that the drainfield serving the <br />existing house is failing miserably and discharging to the surface, <br />flowing directly to the pond. This system was last inspected in Fall <br />1982 and at that time the system was functioning adequately and was <br />believed to be no closer than 30* to the pond. It is obvious now that a <br />drainfield line extends to within 8' of the pond. This system must be <br />totally replaced and must conform to code. <br />This brings up an additional problem—although an alternate <br />drainfield site for this house was tested as required, this site will <br />need tc be used immediately, leaving no further alternate location for <br />future use. <br />At all the drainfield sites tested, soils have fairly good percolation <br />rates but also have very high seasonal water tables, which make them <br />marginal sites requiring innovative drainfield construction. The <br />alternate site for the existing house is quite suitable for a mound <br />system but would require extensive curtain drainage for a trench <br />system to function adequately. Both sites for the new lot nave slopes <br />ranging from 9-15 percent and with high water tables, which would also <br />require extensive curtain drainage in order to allow standard trench <br />systems. A modified shallow trench system at those sites would <br />require major loamy sand and loam fill layers be added to create a <br />suitable trench system, which fill m.ay have to be imported, and which is <br />marginally acceptable on these slopes. Amound system on these slopes <br />would require unusually great amounts of sand. Those will be costly <br />systems regardless of which is finally used. <br />In order to be consistent, we must ask that additional testing be <br />completed, and if necessary lines rearranged again, to create an <br />alternate drainfield site in addition to the one which will be used <br />immediately. <br />Other considerations for this project include: <br />1. Lot 1 granting a driveway easement in favor of Lot 2. <br />J
