Gaffron, Assistant Zoning Administrator <br />Date: September 13, 1985 <br />Subj: #819 William Mills, 200 Lea#: Street <br />Preliminary Subdivision - Second Review <br />Zoning District - RR-IB <br />Application <br />2-Lot Subdivision to create one new building site. <br />List of Exhibits <br />Exhibit A - Application <br />Exhibit B - Plat Map <br />Exhibit C - Property Owners List <br />Exhibit D - Preliminary Survey <br />Exhibit E - Previous Memo's and Minutes, Spring 1984 <br />This application was submitted in February 1984 . After review, it was noted that <br />while the proposed lots met the area and width requirements, and septic testing <br />had been completed and accepted, it was noted that the existing septic "jystein was <br />failing and needed major upgrading. The applicant was advised to locate a new <br />alternate site on the lot with the existing house since the tested site would be <br />used immediately. <br />Applicant now desires to proceed and proposes ? ^ a slight change in the division <br />line and 2) another alternate septic site next to the driveway. As of this <br />writing, the survey and revised septic information has not been submitted, but I <br />have verbal verification from che surveyor that this information will bo in <br />shortly. <br />Working under the presumption that the new dividing line wi 11 keep 2.0 acres of dry <br />land in each lot and the septic sites are acceptable, staff would recommend <br />approval of the subdivision under tne following conditions: <br />1. Lat 1 grant a dri veway easement in favor of Lot 2 (where driveway crosses <br />gerrymandered lot linos). <br />2. Subject to the standard drainage and utility easements along property <br />boundaries. <br />3. Subject to granting of a conservation and flowage easement to the City <br />over the pond area. <br />4. Subject to the applicant repairing the existing septic system. <br />5. Park Fee in the amount of $200 for the new lot. <br />6. Snared driveway access using existing driveway in order to minimize <br />loss of screening. <br />_ -V= <br />J
