The great room will extend into <br />the average lakeshore setback area, while still maintaining a lake <br />setback of nearly 180'. The house encroachment into the average <br />setback is 9'. The deck will extend into the average deck setback a <br />distance of 19'. Applicant has stated he will submit letters of <br />approval from his neighbors. <br />Proposed hardcover in the 75-250' zone has been calculated by <br />staff as 24.4%, including the proposed deck. In the 250-500' zone, <br />staff has calculated approximately 550 square feet of existing and <br />proposed structural hardcover including sidewalks, old garage, and new <br />garage addition where a total of IbbO square feet hardcover would be <br />allowed, hence 1100 square feet of driveway can be added and still be <br />within the limitations. Th’j would allow for an 18'x50’ driveway plus <br />12'xl5' backup apron. Based on these observations, the applicant can <br />meet City hardcover requiremenrs without variances. <br />Planning Commission may want to ask the applicant about his plans <br />for the existing garage which is within the property boundary but <br />opens directly out to the County Road. Does applicant have any plans <br />on removing this structure? <br />Staff would recommend approval of the average setback variances <br />liOtwithstandina any objections from the neighbors. Applicant should <br />be placec on notice that his proposal brings the property very near <br />the allowable hardcover limitations.
