The lot exceeds the <br />minimum 200' lot width. No other adjacent land is available. <br />Access to the lot is over a private roadway off the end of Lyman <br />Avenue. Copies of the access easement documents are on file. <br />On-site testing was done on the lot in 1977 and again in <br />1979. The results of the testing indicate at least 3 sites are <br />available on the property for suitable drainfield systems, (1 <br />trench system, 2 mounds). <br />On December 12, 1983, Council granted a lot area variance to <br />Bruce and Terry Clark for this property - please review the <br />resolution #1590 that was filed against the chain of title <br />approving that variance. Note that a variance had previously <br />been approved in 1977. As part of that approval, the Clark's <br />quit-claim deeded a 5C radius portion of right-of-way to the <br />City for a future cul-de-sac. Technically, this area can no <br />longer be included in the lot area, hence the lot is now 1.^96 <br />acres in area. The DeWitt's survey/site plan does not show the <br />house meeting the required 50' front setback from the cul-de-sac, <br />but Mrs. Dewitt has indicated the house location is flexible and <br />they expect they will have no problem meeting the setbacks. <br />Staff would suggest the following findings arc appropriate <br />for a recommendation of approval of a variance renewal: <br />1.
