Exceptional Conditions of the LotT There arc special condi- <br />tions (narrowness, shallowness or shape of a lot, exceptional <br />topographic or water conditions or other extraordinary and <br />exceptional conditions oi* such lot) applying to the structures <br />or land in question that are peculiar to the property involved <br />or immediately adjoining property and do not apply generally <br />to other land or structures in the district in which said land <br />is located. Explain in detail. <br />1 6. <br />Only problem is lot is less than an acre. It conforms <br />favorably to adjacent property. <br />Effect on Neighborhood and Comprehensive Plan; Granting the <br />variance will not impair an adequate supply of light and air <br />to adjacent property, unreasonably increase the congestion . <br />in the public streets, increase the danger of fire, endanger <br />the public safety, unreasonably diminish or impair established <br />property values in the surrounding area, or ii. any other way <br />impair health, safety, comfort, morals, or in any other respect <br />be contrary to the intent of the Zoning Ordinance and any <br />applicable comprehensive plan. Explain in detail. <br />Our plan should add to the value of adjacent property - <br />(vacant lot on the North side) - our plan would be <br />similar to the home on the South side of this lot. It <br />would be an asset and add to the value of adjoining areas.
