The lot width at the building site would be <br />approximately 70’ wide. At the present time, there is a 20’ x 20* cabin on the <br />lot. Mr. Rahn proposed to remove this structure and construct a year-round home. <br />To the south is Tract A of Registered Land Survey No. 1116 which has a home loca <br />ted on it. To the north is Lots 24 and 25, Tonkaview Gardens which was approved <br />as a building site last fall with a variance. <br />STAFF RECOf-WENDATION: Because this lot existed before the existing and proposed <br />zoning ordinance, and due to the fact that there Is a home to the south and an <br />approved building site to the north, a variance appears justified.
