Lot area is 1.13 acres. <br />Since the existing house will be totally removed, a lot area <br />variance to Section 10.03, Subdivision 6 (A) 3 is required. .he <br />criteria for approval of this variance should be: <br />a) proposal meets all other performance standards for the P.R-IB <br />district except for lot area; and <br />b) adequate area is shown for primary and alternate drainfield <br />sites. <br />The proposed house does appear to meet the required front, rear, <br />and side setbac)ts. However, I am quite concerned that the primary <br />drainfield as designed does not meet minimum setbacks from the house, <br />and the alternate site is not realistically capable of containing the <br />1200 square foot drainfield required while maintaining safe setbacks <br />from the foundation walls. It is possible that the systems can e <br />redesigned so that both primary and alternate sites will meet all coc e <br />requirements. <br />No adjacent land is readily available for purchase without going <br />through a subdivision/1ot line rearrangement. The applicant has <br />approached the neighboring property owner to the north regarding a <br />Dossible acquisition of some land? perhaps applicant can enlighten us <br />on ‘the status of this. Staff would strongly recommend that applicant <br />acquire additional property to the north or <?ast if possible, which <br />might free up additional suitable area for septic systems. <br />Because this lot has an existing house, and the property ovrncr <br />make this a more conforming lot. <br />i <br />V. <br />§
