An existing house on Lot 2 will meet all <br />required setbacks from the proposed lot line. The well and septic system <br />for Lot 2 are not affected by the lot line rearrangement. <br />Lot 1 will gain frontage on Salem Court, which will all ow a house <br />placement facing the road, uniform with the remainder of the neighborhood. <br />The sites previously tested for the septic system occur in the northern <br />portion of the lot. Although a portion of the test holes are just over the <br />proposed boundary line, a review of the boring and perc test logs indicate <br />that the soils are fairly uniform throughout, and with the existing fairly <br />level topography, there should be no [problem in sliifting the drainfield <br />sites sliglitly to the south. These will be mound systems due to a seasonal <br />high water table. No further soil testing is required. <br />A footing drainfield tile currently extends from the house on Lot 2 to <br />the northeastern boundary of Lot 1, discharging to the road ditch. A <br />drainage easement should be granted by Lot 1 in favor of Lot 2. There are <br />no wetlands on either property. <br />In the metes and bounds survey, the apf)licant should show the four <br />parcels A, B, C, and D an shown in Exhibit G. Parcels A and B wi 1 1 be <br />combined and C and D wi 1 1 be combined. (If this is torrens property, it <br />will have to be platted, creating new Lots 1 and 2.
