Engelsma, <br />960 & 990 Partenwood Road - <br />Subdivision of a Lot Lino Rearrangement <br />Zoning District - LR-lB - Minimum lot size required 1 acre <br />Total Area - 2.35 Acres <br />Application - Subdivision - plat required because property is <br />torrens or registered <br />Applicants seek a rearrangement of their shared lot line so <br />that existing improvements on each lot ar» located within their <br />respective homestead lot. Proposed Lot 2 has maintained the <br />required lot width along the lakeshore at 148.58'. The dock has <br />not been designated, applicant should be advised of setback <br />requirements and possible need to relocate dock. The areas of <br />both lots have not been diminished but maintained at 1 acre <br />minimum. The only unfortunate aspect about the application is <br />that the owners had to pay the additional costs of a plat. <br />Staff recommends approval of the proposed plat of a lot line <br />rearrangement for G.W. Krimmel and Bruce W, Engelsma based on the <br />following findings; <br />1. The lots each contain the minimum required 1 acre in <br />area. <br />2. All existing structures meet the required setbacks from <br />the newly created lot line. <br />Applicant and owner of Lot 2 should be advised of required <br />setbacks for docks and of possible need to relocate dock per <br />realigned/extended side lot line. <br />Dock length 0-50' - 10 feet setback (from extended lot line) <br />Dock length 50-100' - 15 feet setback (from extended lot line) <br />r <br />iksM
