Note that per Exhibit E, the 200' lot width <br />occurs near the front of the westerly lot and further to the rear of the <br />easterly lot. The proposal leaves approxinat oly 60' of road frontage <br />for the easterly lot. Although the angled dividing line is somewhat <br />unusual it would appear to serve the same purpose as a p>latted 50' <br />corridor, which we have approved in a number of other appl i caitons. <br />Where will the access point be? Where exactly is the existing <br />driveway in relation to the east property line? Will the two lots <br />share a driveway entrance or will a new one be created? Perhaps the <br />applicant can shed some light on this. <br />Septic testing information has not been submitted for either the new <br />lot or for an alternate site for the exist ing house. It is likelythat <br />testing won't be done until the ground thaws, probably sometime in <br />Apri1. <br />Note that the existing house has less than the required west property <br />line setback but meets all other setb.ack requirements within the <br />proposed subdivision. <br />Any recommendation for approval should include the following <br />stipulations; <br />1 . Subject to septic testing approval for both the new lot <br />and an alternate site for the existing house.
