A new survey should be submitted, showing all the involved <br />properties as 5 separate Parcels A thru E, as per Exhibit D-2. <br />Separate legal descriptions will also be required for each <br />parcel. <br />2. Parcels A, B and C are to be combined. Parcels D and E to be <br />combined . <br />3. Applicant Pillsbury advised that a lot area variance would be <br />required in order to build on his variant lot, and that applica­ <br />tion would also include a review of the flood fringe areas and <br />whether or not any filling could be allowable. Approval of the <br />current application does not imply automatic approval of the <br />Pillsbury lot as buildable. <br />No roadway dedication is necessary here. No park fee is required <br />at this time since no new lots are created. <br />I
