The first stage involves all <br />of his property holdings within Crono and a small portion of the <br />southern border of Medina - appucxiir.ately 1 1/2 acres of area. <br />The second stage will involve a division within the corporate <br />limits of Medina. <br />I can find no record of a previous division, that involved <br />an area ciedit of land that included lands within a neighboring <br />city. The McCully Farms plat created 15 acre lots, the five acre <br />minimun. area standard was satisfied within the corporate limits <br />of Orono. I have reviewed this concern with Rolf Fricson, Orono <br />Assessor, and Dennis Hill of the Property Descriptions Office at <br />Hennepin County. Both concur that the 3 lots with lands within <br />Medina can be platted as pai't of each record lot. The City of <br />Medina would have to sign off on the plat. The portion of the <br />lots within the corporate limits of Medina will not have a <br />separate F.T.D. or tax identity. <br />The access corridor on the west line of the plat does not <br />meet Orono standards for future private road. The right-of-way <br />dedication within the corporate limits of Orono must bo a minimum <br />of 50 feet. The shared access of the 3 lots as shown on the <br />sketch plan should bo platted as a separate outlet at a minimum <br />width of 30 feet - all areas exclusive of that private road <br />outlet. <br />The applicant should be advised to meet with Medina before <br />filing a formal application with the City. The access road to be <br />shared by both Medina and Orono residents should be a coordinated <br />effort. <br />A review of the designated wetlands maps show no wetlands <br />within the Orono or Medina portions of first stage plat. <br />J <br />i
