He would be slightly decreasing <br />hardcover in the 0-75' zone from 13.2% to 12.6%. Note that from the <br />east half of the property, drainage flows across Fagerness Point Road <br />c«: d over 40' of lawn area to the lake. <br />While the proposal increases hardcover, it does create a better <br />situation for parking and backing out from the property. The existing <br />garage partially on right-of-way will be removed and replaced with an <br />attached garage 24 ' back from the property line. Our set back standard <br />for garages opening toward streets is 30' from the right-of-way; in <br />this case a variance of 6' seems a reasonable alternative to the <br />existing situation. <br />If you wish to recomm.end ap{;roval of the hardcover and setback <br />variances, staff suggests you include restrictions on future <br />hardcover additions, and stipulate how you want the existing garage <br />site restored.. <br />ii1 <br />■f 1 <br />I <br />4 ' <br />mi
