Applicant proposes to remove this structure and <br />bui Id a new home which would encroach a relatively minimal amount on the <br />0-75' setback. Please see Exhibit 2, the hardcover calculations. <br />Hardcover in the 0-75' zone would decrease f rom 11 percent to 4 percent. <br />Hardcover in the 75-250' zone would increase from 16 percent to 22 <br />percent. <br />The existing house is located 40' from the lakeshore. At the nearest <br />point, the new house would be located 60' from the shoreline, with the <br />bulk of the house behind the 75' mark. <br />Note on the site plan the locations of existing trees just east of the <br />proposed garage area, which applicant would have to remove in order to <br />place this house fully meeting the 75' setback. Applicant also notes <br />that tofjography influences the possible feasible house locations. <br />Given that the house to the south is 55' from the shoreline, and a <br />proposed house to the north (building permit application filed) will <br />be at 75' from the shoreline, and given the shape of the shoreline at <br />this site, it appears that average setback will not be a factor at this <br />site. <br />A 10' X 15' concrete block building exists near the lakeshore. Plans <br />show it as remaining in place. <br />Note also that some grading in the 0-75' zone will be needed as a result <br />of the demolition and construction. This is shown on the site plan, <br />and would appear to a normal amount of grading to make this an <br />attractive walkout site. You may want to recommend some stipulations <br />on the grading, site protection, tree cutting, etc. in any <br />recommendation for approval of this application.
