Tm-rtTwcP' ~
...
it-
y.To:Planning Commission
From:Jeanne A. Mabusth, Zoning 7\dministrator
Date:February 12, 1985
Subject: #884 Richard & Patrice Eller, 2655 Shadywcod Road
Variance
Application - Variances to Section 10.60, Subdivision 13
Exterior Storage in "R" Districts
List of Exhibits
Exhibit A - Eller's Letter of 2/8/85
Exhibit B - Petition of Surrounding Koighbors
Exhibit C - Messer's Letter of 2/4/85
At their January 28, 1985 meeting. Council confirmed the
following interpretation of the residential exterior storage
section of the code: A boat 20 feet or over can be stored on a
residential lot as long as it is fully screened from vision of
adjoining properties. Boats less than 20 feet in length can be
stored in rear yaids c. t least 10 feet from all property lines.
On lakeshore lots where the street yard is considered a rear
yard, a boat less than 20 feet in length can be stored 10 feet
from street lot lineand side lot line.
Mr. Eller claims his rear yard cannot be considered because
of the topography. There is no feasible site on the property to
store a boat of this size in addition to meeting the screening
requirements.
The application has been roscneduled for your action because
the neighbors failed to communicate. Eller claims he cannot move
the boat and cradle at this time of year. I have asked Jim Dunn
of Chaska Marina to confirm Eller's claim. Dunn is aware of the
Eller boat because of the newspaper article and confirms that the
boat could sustain severe damage to the hull because of the age
of the wooden cradle. Dunn has also confirmed that moving the
boat at this time of year could be quite costly.
I have also asked Dunn for his rates on winter storage of
boats - Chaska charges $22.00 a foot in length per month (this
fee covers moving, insurance and shelter).
The neighbors have located another site in the immediate
neighborhood for Eller to temporarily store his boat (see Exhibit
C), The neighbors have failed to communicate direcly with Eller
on this matter. They are not aware of Eller's concerns set forth
in his written statement (Exhibit A). Once again for the public
record, Mr. Eller has confirmed in writing that he does uot plan
to store the boat on his property in the future.
1
