Total area of <br />the lots is +/- 2.30 acres, so average lot size existing is 0.58 <br />acres, ranging from 0.17 acres to 1.06 acres. His proposal <br />yields the same average lot size but a range of 0.26 acres to <br />0.97 acres. The net result is to create a better vacant lot from <br />a buildability stand point. <br />Note that the existing vacant lot in separate tax ownership <br />is of 0.78 acres and has sewer available, and sewer has been <br />assessed.
