Gaffron stated that the <br />real concern is when the house is sold and an eight member <br />family could move in and this could have a major impact on the <br />septic system. <br />Taylor asked how many bathrooms the house would have after <br />the proposed construction is finished. <br />James Bigham stated that there is 1 full bathroom with 2 1/2 <br />bathrooms existing now and they are proposing one additional <br />full bathroom with another half bathroom. Bigham noted the <br />total of 1 full baths and 3 half baths. <br />Rovegno asked the applicant if he would consider building up <br />instead of out. <br />Kelley suggested expanding the second floor above the <br />garage. <br />Bigham stated that with the proposed dining room expansion it <br />would not be feasible to expand second floor above the <br />garage. Bigham noted that it also isn't feasible to go up <br />instead of out. <br />McDonald noted that sometimes a house gets bigger than the <br />property cannot handle. <br />Chairman Callahan closed the public hearing at 9:12 p.m. <br />Taylor felt that the modest increase within the 0-75' and 75- <br />250' setback area was not a burden. Taylor noted that the <br />addition to the house will not be any closer to the shoreline <br />than the existing house is now or other houses in the <br />neighborhood. <br />Rovegno noted the negative side of the application is that if <br />the septic system fails he has to install holding tanks. <br />Rovegno felt that in the resolution which is filed in the <br />chain of title that the future owner should be placed on <br />notice that if the system fails that the owner would be <br />required to install holding tanks. <br />James Bigham felt that eventually all the homes in that area <br />will be on holding tanks because of the lack of area for a <br />proper system. <br />Sime felt hesitant in approving a variance when the property <br />may have septic problems, but felt it would be alright to <br />grant a variance as long as a future owner is cautioned about <br />the septic situation through a resolution filed in the chain <br />of title. <br />Kelley moved, Sime seconded, to recommend approval of the <br />variance application by James Bigham based on the following: <br />1
