MINUTES OE THE ORONO PLANNING COMMISSION MEETING HELD FEBRUARY 19, 1985 PAGE 7 <br />#892 TH(»IAS MORTBNSON <br />1971 FAGBRNBSS POINT RD <br />VARIAHCB <br />PUBLIC HEARING <br />9:04 - 9:23 PM Thomas Mortenson was present. Zoning Administrator Mabusth <br />noted the certificate of mailing and the affidavit of <br />publication. There was no one present from the audience for <br />this application. <br />Zoning Administrator Mabusth explained that Mortenson seeks <br />a setback and hardcover variance to construct a house <br />addition and attached garage. Mabusth noted that the <br />proposed plan creates a safer atmosphere in that with the <br />«v- . ched garage there will be adequate turnaround provided <br />or. 'hr property. <br />Thomas Mortenson noted that there will be a slight decrease <br />in hardcover in the 0-75' zone from 13.2 percent to 12.6 <br />percent. Mortenson stated that the existing garage is 2' on <br />the neighbors property and 4' in the street right of way. <br />Mortenson stated that he plans to remove the flatstone <br />walkway and replace it with the house addition. <br />Sime noted that the removal of the existing garage is an <br />eyesore and a traffic hazard, and it would be an asset to the <br />neighborhood when removed. <br />Goetten noted that the increase in hardcover in the 75-250' <br />setback zone from 17.2 percent to 32.1 percent is a big <br />request. Goetten asked if the applicant could scale the <br />proposal down any. Goetten did note that the applicant has <br />been subjected to a 75' setback on both sides of his property <br />because of the Takeshore. <br />Thomas Mortenson noted that his proposal is consistent with <br />the neighborhood. Mortenson noted that any reduction in the <br />proposal adds more hardcover to the driveway. <br />Kelley asked if any trees would be removed and asked about <br />landscaping and the retaining walls. Kelley asked what <br />materials the steps would be made of. <br />Thomas Mortenson stated that two trees will be removed. <br />Mortenson noted that the sloping topography may require <br />retaining walls if the topography doesn't allow sodding. <br />Goetten asked for a recalculation of hardcover in that the <br />applicant could come up with ways to construct steps and <br />maybe deck without hardcover. <br />Zoning Administrator Mabusth noted that the City needs to <br />review a grading and landscaping plan. <br />i <br />L.
