This is a <br />unique parcel because of the land characteristics." <br />With regard to the proposed cul-de-sac and private driveway <br />configuration, Mr. Knapp asked how many driveways can access off <br />of a cul-de-sac. <br />Kelley replied, "There is really no limitation as long as <br />other safety and lot width standards are met." <br />Mr. Knapp suggested that the three driveways could access <br />directly from the cul-de-sac. <br />Hanson asked Mr. Knapp if he had explored the possibility of <br />acquiring additional land. <br />Mr. Knapp replied, "The Nature Conservancy is to the west, <br />the property to the east is wetland. I have talked with Mr. <br />White regarding the road. I had suggested a more direct approach <br />to the cul-de-sac. Mr. V/hite indicated that he has no plans to <br />further develop his property and that my suggestions would <br />devalue his property." <br />Kelley believed that the present proposal, one driveway off <br />of the cul-de-sac, made more sense from a planning point of view. <br />Mr. Knapp said, "I am trying very hard to minimize any <br />impact to the trees. The trees are the value and beauty of the <br />property. I purchased the property with the intent to construct <br />a home for myself. However, it is an expensive piece of <br />property. I am not a developer, but I do intend to establish <br />some limitations that will protect the land and trees as much as <br />possible." <br />It was moved by Kelley, seconded by Hanson, to recommend <br />approval of the proposed three-lot PRD with a single driveway <br />access from the cul-de-sac. The driveway shall form a "T" to <br />serve one lot to the east and two lots to the north. The <br />hardship for this configuration is the inability to locate the <br />cul-de-sac further east due to the topography. It is further <br />recommended that an easement be provided for access to the Nature <br />Conservancy, and that Outlet D r^t continue west or north. <br />Gaffron asked if the loop was acceptable in lieu of a cul-de-sac. <br />The Planning Commission agreed a loop is acceptable.
