The applicant has revised his proposal to do additions only <br />within the existing footprint of the building, with some <br />expansion of storage space on the second floor. This <br />proposal includes the following improvements: <br />a. Replace the existing 10 x 24 easterly wing in the same <br />footprint, providing an adequate foundation. <br />b. Raising the roof along the east/west line of the house <br />to create a more open character in the second story, <br />providing additional closet space for the single bedroom <br />which will be retained. <br />c. Total remodel of main floor within existing footprint. <br />2. Recall that the existing house is as close as 3.5' from the <br />north lot line where a 30' setback is normally required, and <br />20' from the west lot line where a 50' setback would be <br />required. The proposed additions extend no closer to the <br />lot line than the existing house. <br />3. No additional bathrooms or bedrooms are proposed. The <br />additional space created in the second floor is basically <br />storage, and would not appear to increase the potential load <br />to the septic system. <br />4. Regarding the alley vacation, the City is in receipt of a <br />letter to Mr. Gardiner from the Barren's at 175 Landmark <br />Drive. The Barren's homestead lot does not abut the alley, <br />but they are one of four property owners who are served by <br />and have an interest in Outlet D of "Bayside Landing", the <br />cul-de-sac known as Landmark Drive which does abut the
