The existing house is on a corner lot at a jog in Elmwood <br />Avenue. The existing house is 6.5 ' from the north lot <br />line, which would be considered a side street lot line in <br />this case, normally requiring a 35' setback. The existing <br />attached garage is 5.3 ' from the east lot line. <br />2. Applicants propose to construct an addition to the west side <br />of the house, extending the existing north line of the house <br />6.5' from the lot line. Additionally, a second story <br />addition is proposed to complete the existing partial second <br />story, also being as near as 6.5' to the north side lot <br />line. <br />3. Existing 75-250' hardcover is 23.19%. In conjuction with <br />the additions, applicants propose to remove enough existing <br />retaining wall and concrete sidewalk hardcover to maintain <br />hardcover at or below the 25% limit. <br />4. Existing lot coverage by structures is 12.8%. With the <br />proposed addition, lot coverage will be 14.8%, meeting the <br />15% limit. <br />Discussion <br />This lot is by definition a corner lot, and the defined <br />front lot line would be the east lot line, with the side street
