J.L <br />>/ <br />Variance Request <br />4115 and 4125 Highwood Road <br />We have recently bought these properties from my parents. <br />My father was over 70 years old. This has caused the <br />property to fall into disrepair. We are therefore submitting <br />plans for improvements to our property which require us to <br />request a variance. <br />Our first request is that we would like to have a garage. <br />The current garage is small, old, and in need of much <br />repair. There is not a direct entry to put a car inside. <br />Winters in Minnesota is our main reason for this request. <br />The plan for our garage would also give us a great amount of <br />storage space which would eliminate outside clutter. <br />We have discussed several locations for the garage. We would <br />like to combine lot 19 (4115 Highwood Road) with lots 20 and <br />21. Then we would build the garage at the location of the <br />existing garage. We propose to have the doors facing west. <br />We discussed placing it on lot 21, however we would then be <br />backing uphill into traffic and feel this would be unsafe. <br />Our next building intent is to put a small addition on to the <br />master bedroom downstairs. The current bedroom is to small <br />(10* X 13’). The addition would increase the master bedroom <br />to 10’ X 20’ which is still modest by current standards. The <br />current master bedroom has only two closets. These closets <br />are only three feet long and are very inadequate. The <br />addition would double the current closet space. The current <br />bathroom is smaller than the closets. This addition would <br />not increase the percent of hard cover on this lot as it is <br />going to replace driveway and rocks on plastic. <br />Our third request is to put a new deck on the house. The <br />current deck is very small and needs replacing. The lumber <br />is rotting and is a safety hazard. There are no railings and <br />it is not safe for children. Our new plan is to nake it safe <br />and to place it at levels which will not interfere with the <br />view of the lake. The addition of the deck would not fall <br />into the 0-75 foot hardcover ordinance. <br />We really enjoy living on the lake and sitting outside, but <br />the mosquitos are terrible if one is in the grass, especially <br />after dark. The revised deck would allow us to take full <br />advantage of this beautiful setting yet retain its natural <br />charm .
