Blanch, Jr. The property is located within both <br />the cities of Minnetonka Beach and Orono. Lot 1, Block 2 and <br />Lots 1 and 2, Block 1 are located within Minnetonka Beach; Lots <br />3-9 are located within the City of Orono. Lots 3-7 will achieve <br />■ ;ess via Old Beach Road; Lots 8 and 9 via Shadywood Road. The <br />City of Orono will work with the City of Minnetonka Beach to <br />complete the comprehensive review. Applicant should advise what <br />the proposed use of Outlots A and B will be and will the use <br />involve the City of Orono lands? Staff has the following <br />comments concerning the proposal within the City of Orono. <br />Lot Configuration - <br />All lots appear to meet the required lot width to the rear <br />of the 35' setback. Lot 9 and portions of Lot 8 are within the <br />B-4 commercial zoning district (refer to Exhibit C). The <br />application is presented as a residential subdivision. The City <br />must ask for the rezoning to LR-IB. The lot lines between Lots <br />6, 7 and 8 should be realigned so that Lhe obvious building site <br />on the hill be contained within the boundaries of 1 residential <br />lot. The wetlands area within the subject property has been <br />designated as an outiot. To be consistent with Orono's platting <br />regulations, the wetlands area should be incorporated as part of <br />the residential lots and designated as a drainage easement.
