Allowed 75-250' hardcover (per Resolution #1726): 4725 s.f.*. <br />2. Existing 75-250' hardcover as of June 1990: 5776 s.f.* <br />3.Applicant is requesting to enclose an existing alcove area on the <br />north side of the house, which currently is hardcover (concrete <br />slab) but which was not originally approved as hardcover. <br />4.The proposed construction meets all required setbacks, and will <br />have no visual impact in the neighborhood. <br />♦Additional 900 s.f. sand-bedded deck was allowed as non-hardcover per <br />Resolution #1726, and does not appear in these calculations. <br />Discussion <br />The proposed addition is minor in scope relative to the existing <br />house, and will probably not be visibly noticeable by anyone except <br />the adjacent neighbor. However, absent the visual impact, the <br />proposal does increase the amount of structural hardcover on the <br />property and review of the request has found existing hardcover is <br />significantly in excess of that approved in Resolution #1726.
