There is no additional dry buildable land adjacent to <br />the property to increase building envelope. <br />2. Adequate and suitable area for on-site septic <br />development has been found in the upper elevations of the <br />property. <br />3. A house can be located on this site meeting all required <br />setbacks from wetlands and street. <br />The location of the house will provide minimal impact on <br />existing residential development to the west. <br />Approval would be subject to the following conditions* <br />On—site septic areas to be protected during construction <br />as this may be the only suitable area on this property for <br />septic development. ^ <br />2. Upon application for a building permit, developer shall <br />provide a grading plan altering drainageway.
