All of the proposed construction is in the 75-250' setback <br />zone. <br />3 The adiacent property to the west is owned by the City of <br />S^onffor laL^ccess lanes, and there is no intent to place <br />a residence on chat property. The air <br />residence to the west in Minnetrista, apears <br />photos to be approximately 70' from the shoreline. From <br />those air photos, staff has determined that the proposed <br />additions will not encroach past the average lakeshore set <br />back line. <br />4 The aoolicant's property originally extended further <br />J«thtS?d, b" the No?th Shore Drive resulted in <br />loss of some property. <br />5. The existing house is approximately 22' from the street 1^ <br />line, and the proposed addition at its closest point will be <br />Approximately 23' from the street lot line. This « <br />12' variance from the 35' required street setback in the LR <br />IB district.
