Applicants are proposing to excavate for a proposed walkout <br />door on the lakeside of their existing residence. In <br />conjunction with that walkout excavation, they propose to <br />construct a walled patio below grade, with steps leading <br />back up to grade. A portion of the excavation is in the 0- <br />75' setback zone. <br />2. Applicants also propose to expand their existing entry step <br />at the west side of the house. <br />3. Applicants' initial landscape plan also indicated a stepping <br />stone sidewalk along the right side of the house. This was <br />dropped after applicants discussed the hardcover history <br />of this property with staff. <br />4. This lot was granted a lot area and width variance in 1985. <br />Conditions of that variance limited the property to 25% <br />hardcover in the 75-250' zone. A house and site plan was <br />submitted which met those conditions and the house was <br />constructed. The purchaser of the new house, James <br />McNaughton, requested additional hardcover to make the <br />driveway functional. A further variance was granted to allow <br />up to 35% hardcover. A review of the hardcover in June 1990 <br />indicates that the existing hardcover in the 75-250' zone is <br />40.5%. It is apparent that McNaughton constructed driveways <br />larger than was strictly allowed by Resolution #1908.
