This 4,375 s.f. (0.10 acre) lakeshore property contains an <br />existing 957 s.f. house and 244 s.f. 1-car garage. The <br />garage is partially located within the right-of-way. <br />Applicant cannot obtain a mortgage on the property because <br />the garage is in the right-of-wav, hence he proposes to <br />relocate that garage within the property boundaries. <br />3. Almost the entire lot is within the 0-75' lakeshore setback <br />zone. Existing 0-75' hardcover is 53%. Hardcover within <br />the property in the 75-250' zone is 89%, although that zone <br />is very small and is covered by bituminous driveway. A <br />number of concrete sidewalk and patio areas can be removed <br />to decrease the impact of the revised garage location. <br />4. The applicant has suggested two proposed locations for the <br />garage, each of which entails a slightly different set of <br />variances. Staff has sketched a third concept which will <br />also be discussed.
