Concerning the after-the-fact conditional use permit <br />for land alterati'* '.s and construction of retaining walls, the <br />Planning Commission ■approved the after-the-fact application and <br />the height and locat ^on variance needed to allow the fences in <br />excess of 3'6" to r^ijain in the front yard area. <br />B. In regard to the issue of whether the garden area <br />requires a conditional use permit for crop use or is recognized <br />as an approved accessory use for garden use, the majority of the <br />Planning Commission appreared to recognize the use as a <br />garden/accessory use requiring no conditional use permit. <br />C. After-the-fact conditional use permit for greenhouse to <br />rear of detached garage was not resolved by Planning Commission <br />at their April meeting. Once again, the options of action are as <br />follows: <br />1. Denial - Require removal or change in • se of that <br />portion of detached garage and require a|..'i leant to <br />obtain penalty building permit for addition. <br />2. Approval of conditional use permit for expansion <br />of greenhouse use and require applicant to obtain <br />penalty building permit for addition. <br />D. Home Occupation Variance. The following conditions <br />were originally set forth in Resolution #1712. In addition staff <br />has included other conditions as a result of the modifications <br />and changes in use of this property since the original approval <br />in 1985. <br />1. No retail sales activities on the property. <br />2. All outside storage of materials or equipment must <br />be fenced in such a manner so s to screen the stored <br />material from view when observea from the public street <br />or adjoining lots. <br />3. No signs are permitted other than those normally <br />allowed in residential districts. <br />4. Employees Involved with the home occupation are <br />not allowed to work on the site.
