If members choose to deny the subdivision <br />application as proposed, please refer to the necessary findings <br />in Section 11.02, Subdivision 10 (A). <br />Approval. The following findings and conditions may be <br />considered if the Planning Commission recommends approval of the <br />2-lot subdivision. <br />The proposed 2-lot subdivision of Carol Senn is approved <br />finding that all standards of the RR-lB rural residential zoning <br />district. Subdivision Regulations and On-site Septic standards <br />have been satisfied. The subdivision approval is subject to the <br />following conditions: <br />1. Dedication of 33' of Watertown Road. <br />2. Owner of Lot 2 to grant temporary driveway easement over <br />Outlet A in favor of Lot 1. The City Engineer has reviewed <br />the location of the shared access at Watertown Road and <br />finds the sighting distance for a 40 MPH roadway to be <br />satisfactory. <br />3. Outlet A has been created for shared driveway purposes <br />and shall be legally combined with Lot 2. <br />4. The future owner of Lot 1 has hereby been granted <br />temporary access via a private driveway through a road <br />outlet and at the time a future west access corridor is <br />installed at the north border, legal access must be provided <br />from the north. <br />5. Payment of a park dedication fee for newly created Lot <br />1 at $200.00 per lot. <br />6. Prior to final plat approval, applicant shall provide <br />engineering plans for private driveway. P <br />include erosion control and design for wood plank bridge.
