\City of OROIVO <br />ciTvr <br />OF <br />QRQMa <br />RESOLUTION OF THE CITY COUNCIL <br />2739NO. <br />A RBSOLDTIOH GRANTING <br />A CONDITIONAL DSB PERMIT <br />PER MDNICIPAL ZONING CODE <br />SECTION 10.44r SUBDIVISION 4 (A) <br />FILE #1478 <br />WHEREAS, Robert J. Ritchie (hereinafter "the <br />applicant") has an interest in the property <br />Shoreline Drive within the City of Orono (hereinafter City ^ <br />legally described as Lots 18 & 19, Block 7, Navarre Heights, <br />Hennepin County# Minnesota (hereinafter "property ); and <br />WHEREAS, the applicant has applied to the City of Orono <br />for a conditional use permit to permit a veterinary clinic for <br />small animals per Municipal Zoning Code Section 10.44, <br />Subdivision 4 (A). <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of <br />Orono, Minnesota: <br />FINDINGS <br />1, This application was reviewed as Zoning File #1478. <br />2. The property is located in the B~5 Limited Neighborhood <br />Business District requiring 20,000 square feet in area. The <br />property consists of 13,450 square feet. <br />3. On November 20, 1989, the Orono Planning Commission <br />reviewed the application and recoimended approval of an <br />amended proposal based on the following findings: <br />A) The proposed use meets the intent of the <br />Limited Neighborhood Business District anc the <br />Comprehensive Plan of the City. <br />B) More intense commercial uses of this substandard <br />site have ey^sted on the property without any negative <br />impact on the adjacent properties. <br />C) The veterinary clinic would be limited to the use <br />of one veterinarian. <br />D) The clinic will not maintain animals in outside <br />kennels or pens. <br />Page 1 of 5 <br />I
