Net Floor Area <br />1,499 s.f./200 <br />Required = 7 stalls <br />Proposed = 7 stalls <br />7.49 or 7 spaces <br />Zoning District - B-5 Limited Neighborhood Business District <br />Review of Comnercial Site Plan - <br />Based on the directives of Resolution #2739, the applicant <br />has applied for the legal combination of Lots 18 and 19, Block 7, <br />Navarre Heights. Applicant has completed all necessary interior <br />Improvements. The veterinary clinic opened sometime around the <br />first of the year. A new sign has been installed within the <br />previous support foundation of the former sign, set 10' off the <br />right-of-way of Shoreline Drive. The 10' setback for signage and <br />parking is consistent with the setbacks approved for previous <br />upgrades/improvements within the Navarre area (Lowell's, Drairy <br />Queen, etc. are all located 10' off the right-of-way). Based on <br />applicant's addendum, a new deck will be installed by April 15th. <br />The deck shall not be allowed to encroach any closer to the <br />street lot line. New siding for the building is planned in the <br />spring of 1990 if financially able, otherwise the building will <br />be painted medium gray with white trim and shutters. The roof is <br />in good condition, approximately 5-6 years old.
