Required side setback = 30* <br />Proposed side setback = 19.3* <br />2. Applicant's residence was destroyed by fire in February. <br />Applicant is requesting to rebuild on the same foundation, <br />with the same footprint, and generally replacing the house <br />in kind. The need for the variance stems from the fact that <br />the one significant revision from the pre-existing house, <br />will be the second story over the garage area, which was not <br />consumed by the fire. <br />Discussion - <br />The applicant's architect apparently had no contact with the <br />City until the plans were completed, and applicant was not aware <br />of the need for a variance until he applied for a permit. <br />The existing attached garage is 19.3' from the side lot <br />line. The nearest adjacent residence structure to the east is <br />200' distant. Constructing above the garage will have no impact <br />in increasing visual density of the neighborhood and will <br />probably not be a noticable change to the property. <br />AS <br />,r <br />pt-
