Mabusth, Building & Zoning Administrator <br />Date August 14, 1990 <br />Subject: #1573 Carol Kelly/James Massey, 3020, 3030 Casco Point Rd, <br />Preliminary Subdivision - Public Hearing <br />Zoning District: LP-IC <br />Total Area « 80,700 s.£. or 1.8 acres <br />On June 11, 1990, the Council approved Carol Kelly's subdivision <br />of a two lot plat, one riparian and one non-riparian. Since that <br />approval. Miss Kelly and her immediate neighbor to the east have <br />joined properties in a new subdivision application that will involve <br />the creati'^n of one new riparian lot. The following ordinances are <br />pertinent to this review: <br />1. Chapter 11, Class III Subdivision <br />2. Definitions from Chapter 10 and 11 <br />Chapter 10 <br />Definition 43: Lot width - maximum horizontal distance <br />between the side lot line of a lot measured parallel to the <br />front lot line and at the rear of the required front yard. <br />Definition 78: Yard lakeshore - Yard lying between the <br />natural ordinary high water mark on the lakeshore and the <br />required lakeshore setback line for the full width of the <br />lot. <br />Definition 79: Yard rear - Yard line between the required <br />rear yard setback line and rear line of the lot for the full <br />width of the lot. On a lakeshore lot, the rear yard shall <br />be the yard which fronts on the street lying between the <br />street line of the lot and the required rear yard setback <br />line. <br />Chapter 11 <br />Definition 24: Lot area - minimum <br />Definition 28: Lot width; also <br />Section 11.31 Lot Improvements
