Zoning File #1574 <br />August 17, 1990 <br />Page 3 of 3 <br />Regarding hardcover, the 1984 approval at 29.0% did not <br />account for sidewalks, concrete patios, or rockbeds. Today, <br />those items are calculated as hardcover. Applicants propose a <br />net reduction from 37.5% to 35.6%, in association with the pool <br />construction. The pool is intended for some future date, and if <br />not constructed within the one year variance effective period, <br />would have to be renewed. Absent the pool, the proposed house <br />addition is completely over existing rock and plastic hardcover <br />yielding no net increase. The applicants' proposed hardcover <br />removals are the equivalent of the pool itself plus the patio <br />surrounding it. <br />Staff Recommendation - <br />Regarding the average lakeshore setback for the pool and the <br />cantilevered addition, a recommendation for approval would be <br />appropriate if Planning Commission determines that these <br />imp'Tovements will have no impact in reducing views of the lake <br />enjoyed by the neighboring property owners. <br />Regarding the hardcover issue. Planning Commission should <br />determine whether the equivalent removals of rockbed underliners <br />(resulting in a possible net reduction in hardcover on the <br />property) is adequate. Any recommendation for approval should <br />specify to what percentage hardcover should be adhered to in the <br />75-250' zone. <br />I
