Mabusth, Building & Zoning Administrator <br />April 12, 1990 <br />Subject: #1511 City of Orono - <br />Conditional Use Permit/Variance - Public Hearing <br />Pertinent Ordinance - <br />Section 10.22, Subdivision 3 (D) - Public service <br />structures. The City proposes installation of a well, pump <br />house, and 2 temporary pressure tanks within Out lot B of <br />East Willow Woods plat (formerly Outlot A, Ringerswood <br />currently under PUD review for Otten Brothers Nursery). The <br />proposed improvement is required as part of the sewer and <br />water improvement project for the Highway 12 area. A <br />setback variance is required to that same section, as <br />follows: <br />A) Pumphouse to east lot line: <br />Required = 50' <br />Proposed « 43' <br />Variance = 7' or 14% <br />B) Pressure tanks have no required setback, setback <br />standard in code applies to buildings only. The pressure tanks are needed to provide the <br />necessary pressure for the fire suppression system for the Otten <br />building and for the water needs of residential buildings within <br />Sugar Woods. At the time the Orono water tower is installed <br />somewhere along Highway 12, the pressure tanks will be removed. <br />The pertinent code section requires 50' setback for all <br />buildings. The permanent pumphouse structure will require a <br />setback variance of 7' from the east lot line.
