Box 66 <br />Crystal Bay, MN. 55323 <br />J'f <br />H <br />"1 (K <br />Dear Ms. Mavis; <br />Enclosed is a copy of the sketch plan for a lot rearrangement <br />of lots 1 S 2, Block 1, North Arm Estates Second Addition which <br />is 340 and 350 North Arm Lane respectively. Also enclosed is <br />an application for such lot line rearrangement and a check for <br />the application fee. A site evaluation for septic systems on <br />these lots is also enclosed with this application. This eval <br />uation was prepared by S-P Testing Inc. <br />We are requesting this lot line rearrangement of these two leg <br />ally platted building lots because of problems involved with <br />on site septic systems. Work has been performed by others on <br />a portion of both sites which renders a large part of the lots <br />marginal for septic systems. The remaining portions of the <br />lots consists of slopes from 2X to over 15% grades and in order <br />to obtain septic systems which meet required codes we need to <br />rearrange lot lines to accomplish this. K-P Properties, Inc. <br />has purchase agreements for both lots which enables us to ac <br />complish this lot rearrangement. If this application is rejected <br />by the city K-P Properties, will exerc’se its right to cancel <br />the purchase agreement for lot 1, block 1, North Arm Estates <br />Second Addition. <br />We have contacted the property owners at 4590 North Arm Drive <br />and 215 North Arm Lane and both are interested in subdividing <br />their property at some future time. This will enable the city <br />to acquire additional right of way beyond the present 33 feet <br />which was taken from the east side of the street. We will <br />continue to work with these adjacent property owners towards <br />the subdivision of their land. <br />We are submitting this application now because we have control <br />of both sites at this time which can benefit lot 1.
